In obedience to Judgments/Orders of the Probate Court at Jonesborough, Tennessee, in the above-styled cause, I will on Saturday the 13th  day of April 2019, beginning at 10:00 a.m., IN THE FRONT OF THE GEORGE P. JAYNES JUSTICE CENTER, SELL that property described as NUNLEY DRIVE, TAX MAP 053J, GROUP C, PARCEL 6.02, AND MAYFIELD DRIVE N/W OFF, TAX MAP 53J, GROUP C, PARCEL 8.01, in Washington County, Tennessee on a credit of not less than six (6) month, nor more than 2 years, and upon confirmation by the court, without the right of redemption or equity of redemption, with all faults, not subject to raised bids and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property interest described herein, filed in the above referenced cause, and located in the 8th Civil District of Washington County, Tennessee. The parcels adjoin each other and shall be grouped for sale.

Pursuant to the orders of the Probate Court for Washington County, at least and specifically the ORDER, filed October 29, 2018, and entered in Minute Book 117, Page 509.  Sarah Lawson is ordered to sell, as Clerk and Master, the real property, described as follows:

Tract #1

BEGINNING at an iron pin in the northeasterly line of the property of Clyde Combs (formerly Seavers), which point of BEGINNING is located a distance of 392.72 feet in a northwesterly direction from Mayfield Drive (formerly called Carter-Sell Road); thence along a fence line, North 45 degrees 53 minutes West a distance of 748.28 feet to an iron pin in the line of the property of Burleson; thence North 48 degrees 28 minutes East 193.58 feet to an iron pin in the line of the property of Thompson (or formerly Thompson); thence South 45 degrees 24 minutes East 732.13 feet to an iron pin; thence South 43 degrees 39 minutes West a distance of 186.97 feet to the point of BEGINNING.

BEING the same property conveyed from Dallas S. Gobble and wife, Gladys R. Gobble, to Donald M. Thompson and wife, Mary B. Thompson, by deed dated the 9th day of May, 1974, recorded in the Register’s Office for Washington County, Tennessee in Deed Book 479, page 623, to which reference is here made. Mary B. Thompson predeceased Donald M. Thompson on or about April 4, 1984.

To find the point of BEGINNING, commence at an iron pin on the southeasterly boundary of Nunley Drive, comer to the easterly boundary of Mayfield Drive; thence with the southerly boundary of Nunley Drive, North 41 deg. 08 min. West 226.92 feet to a point; thence continuing with said Nunley Drive, North 39 deg. 28 min. West 105.05 feet to a point, this being the point of BEGINNING; thence with a new line, South 48 deg. 28 min. West 200.05 feet to a point in the line of Don Thompson; thence with the line of Thompson, South 44 deg. 20 min. East 80 feet to a point; thence North 48 deg. 27 min. East 206.83 feet to a point on the southerly boundary of Nunley Drive; thence with said Nunley Drive, South 39 deg. 28 min. East 80 feet to the point of BEGINNING, and containing .37 of an acre, more or less, as shown by survey drawn by Joseph McCoy, III, Registered Land Surveyor, dated July 21, 1987, to which reference is here made for a more full and complete description hereof.

BEING the same property conveyed from Ruby M. Thompson to Donald M. Thompson by deed dated the 14th day of August 1987, recorded in the Register’s Office for Washington County, Tennessee in Deed Book 647, page 431, to which reference is here made.

TERMS OF SALE

Sale of real property will be made 10% down day of sale with the remainder paid on or before thirty (30) days from the date of sale.

Any judgment liens against the property shall be paid from the proceeds of the sale and may affect the reserve price on the day of sale.

PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY, AS WELL AS SOLD SUBJECT TO ANY LEASEHOLD INTEREST(S) AND/OR ANY OTHER AGREEMENT(S). A letter of credit is required to pay by personal check.  Said property will also be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist.  The Clerk & Master has undertaken NO inspections, examination, or cleanup of the subject property.

Announcements made day of sale take precedence.

SALE IS/ARE SUBJECT TO THE CONFIRMATION OF THE CHANCERY COURT.
