LAND SALE NOTICE
In obedience to Judgments/Orders of the Chancery Court at Jonesborough, Tennessee, in the above-styled cause, I will on Saturday the 8th day of December 2018, beginning at 10:00 a.m., ON THE PREMISIS, SELL that property described as 182 Bentley Parc, Johnson City, Tennessee on a credit of not less than six (6) month, nor more than 2 years, and upon confirmation by the court, without the right of redemption or equity of redemption, with all faults, not subject to raised bids and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property interest described herein, filed in the above referenced cause, and located in the 11th Civil District of Washington County, Tennessee.
Pursuant to the orders of the Chancery Court for Washington County, at least and specifically the ORDER, filed August 14, 2018, and entered in Minute Book 353, Page 989. Sarah Lawson is ordered to sell, as Clerk and Master, the real property, described as follows:
BEING all of Unit 9, Phase I of Bentley Pare Condominium Project, a map or plat of which is of record in Plat Book 13, Page 14, and a Master Deed Establishing a Horizontal Property Regime being of record on Roll 70, Image 982 and as supplemented and amended by Supplemental Declaration and Amendment to Master Deed Establishing Horizontal Property Regime dated October 23, 1995 of record of Roll 79, Image 1391, all in the Register’s Office for Washington County, Tennessee, to which reference is here made for a more complete description of said Unit, together with an undivided percentage interest in the common elements applicable of each Condominium Unit, as more particularly set out in Exhibit “C” of the Master Deed and amendments thereto of record aforesaid.
AND BEING the same property conveyed to Laura L. Smith by deed dated the 16th day of April, 2001 from Jamie Harber {formerly Jamie Burleson) of record on Roll 226, Image 1622 in the Register’s Office for Washington County, Tennessee to which reference is here made. See Deed to Rebecca J. Foster in Deed Roll 887, Image 426.
FOR TAX ASSESSORS PURPOSE ONLY: The above property is shown on Tax Assessors Map/Group 021J D, Parcel 009.00.
TERMS OF SALE
Sale of real property will be made 10% down day of sale with the remainder paid on or before thirty (30) days from the date of sale.
Any judgment liens against the property shall be paid from the proceeds of the sale and may affect the reserve price on the day of sale.
PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY, AS WELL AS SOLD SUBJECT TO ANY LEASEHOLD INTEREST(S) AND/OR ANY OTHER AGREEMENT(S). A letter of credit is required to pay by personal check. Said property will also be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist. The Clerk & Master has undertaken NO inspections, examination, or cleanup of the subject property.
