LAND SALE NOTICE
In obedience to Judgments/Orders of the Probate Court at Jonesborough, Tennessee, in the above-styled cause, I will on Saturday the 21st day of July, 2018, beginning at 12:01 p.m. ON THE PREMISIS, SELL that property described as 606 Wilson Avenue, Johnson City, Tennessee on a credit of not less than six (6) month, nor more than 2 years, and upon confirmation by the court, without the right of redemption or equity of redemption, with all faults, not subject to raised bids and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property interest described herein, filed in the above referenced cause, and located in the 9th Civil District of Washington County, Tennessee.
Pursuant to the orders of the Probate Court for Washington County, at least and specifically the ORDER, filed March 22, 2018, and entered in Minute Book 353, Page 94. Sarah Lawson is ordered to sell, as Clerk and Master, the real property, described as follows:
Being Lots 4, 4 ½, 5 and 5 ½ in Block 3 of the West Main Street Addition in Johnson City, Tennessee. Said lots fronting l00 feet on the West side of Wilson Avenue and extending back 150 feet more or less to an alley, and upon which there is located a six room dwelling. This property was conveyed by E.M. Miller, Clerk and Master to Howes Harvey by deed dated April 25, 1933, recorded in the Register’s Office for Washington County, Tennessee, in Deed Book No. 192, Page 275, to which reference is here made, and in pursuance of a decree of the Court in a suit of S.T. Harvey, Grdn. Vs. DeBeaumont, et al. in the Chancery Court at Johnson City, Tennessee, reference to which is here made.
AND BEING the same property conveyed to Georgia Harvey Saults by deed from Bobbie Harvey Bass, Cowain T. Harvey, Henry Howes Harvey and Albert Harvey, dated January 20, 1984, of record on Roll 410, Image 663, in the Register’s Office for Washington County, Tennessee. Thereafter, Georgia Harvey Saults died November 11, 2007, leaving her entire estate to her Husband, Roy A. Saults. Roy A. Saults died May 16, 2009,
by his Last Will and Testament dated June 12, 2007 and recorded in Book __ , Page __ , leaving said property to Shelby Greene, William Saults, Robert Saults and Raymond Saults. Thereafter, Raymond Saults died intestate, henceforth his interest in said property passing to his children Eric Saults, Kathy Bacon, Katrina Saults, Jamie Saults, Katina Baird, Misty Saults, Jeffrey Saults, Timothy Grindstaff and Chance Shephard.
This conveyance is made expressly subject to all covenants, conditions, restrictions and reservations contained in former deeds and other instruments of record applicable to said property insofar as same are presently binding thereon and to any easements apparent from an inspection of the property.
TERMS OF SALE
Sale of real property will be made 10% down day of sale with the remainder paid on or before thirty (30) days from the date of sale.
Any judgment liens against the property shall be paid from the proceeds of the sale and may affect the reserve price on the day of sale.
PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY, AS WELL AS SOLD SUBJECT TO ANY LEASEHOLD INTEREST(S) AND/OR ANY OTHER AGREEMENT(S). A letter of credit is required to pay by personal check. Said property will also be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist. The Clerk & Master has undertaken NO inspections, examination, or cleanup of the subject property.
Announcements made day of sale take precedence.
