In obedience to Judgments/Orders of the Chancery Court at Jonesborough, Tennessee, in the above-styled cause, I will on Saturday the 5th day of NOVEMBER, 2016, beginning at 10:01 a.m. and ON THE PREMISES, SELL, without the right of redemption or equity of redemption, with all faults, without reserve and subject to raised bids and the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property described in the corresponding papers, filed in the above referenced cause, and located in the 11th Civil District of Washington County, Tennessee. Pursuant to the orders of the Chancery Court for Washington County, at least and specifically the ORDER, filed August 8, 2016, and entered in Minute Book 113, Page 349-354. Sarah Lawson is ordered to sell, as Special Commissioner/Master, the real property, described as follows:
SITUATE, lying and being in the 11th Civil District of Washington County, Tennessee and more particularly described as follows to wit:
BEGINNING at a point on the Easterly margin of the right-of-way of Aztec Drive, said point being on the dividing line between Lots 95 and 96 of the Boone Trail Subdivision, Section 4; thence along the dividing line between Lots 95, 96 and 97, North 48 deg. 52 min. East 156.97 feet to a point; thence along the dividing line between Lots 94, 95, 76 and 77, South 27 deg. 57 min. East 173.81 feet to a point on the dividing line between Lots 94 and 77; thence South 62 deg. 03 min. West 151.19 feet to a point on the Easterly margin of Aztec Drive; thence along the Easterly margin of Aztec Drive 138.09 feet to the point of BEGINNING, and being all of Lot No. 95 and the northerly one-half of Lot No. 94 of the Boone Trail Subdivision, Section 4, a map or plat of which subdivision is of record in the Register’s Office for Washington County, Tennessee, in Plat Book 5, Page 185, to which reference is here made.

BEING the same property conveyed to Fred Ray Edens (deceased) and Nina Margaret Edens (deceased), by deed, dated July 21, 1975, and which is of record in Deed Book 497, page 574, in the Register’s Office for Washington County, Tennessee.
This conveyance is made expressly subject to all covenants, conditions, restrictions and reservations contained in former deeds and other instruments of record applicable to said property insofar as same are presently binding thereon and to any easements apparent from an inspection of the property.

PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY, AS WELL AS SOLD SUBJECT TO ANY LEASEHOLD INTEREST(S) AND/OR ANY OTHER AGREEMENT(S). Said property will also be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist. The Clerk & Master/Special Commissioner has undertaken NO inspections, examination or cleanup of the subject property.
Announcements made day of sale take precedence.
The high bid on the day of sale may be raised by ten percent (10%) within the next ten (10) days or by Tuesday, November 15, 2016. If the bid is raised, the court will direct a resale, the resale will be held Friday, November 18, 2016, at 10:00 A.M., in the office of the Clerk and Master, 108 W. Jackson Blvd., Suite 2157, Jonesborough, Tennessee, and bidding will start at the raised bid figure. The high bidder at the resale will be the purchaser. Anyone may bid at the resale. In the event the bid is not raised within ten (10) days, then the high bidder on November 5, 2016 is the purchaser. The confirmation of the sale shall be set on November 21, 2016 at 9 am in the Chancery Court for Washington County, Tennessee, Courtroom 5 of the George P. Jaynes Justice Center, 108 W. Jackson Blvd., Jonesborough, Tennessee. A Clerk and Master’s deed will be prepared upon payment of the remaining purchase price.
By bidding on the subject property you are legally binding yourself to honor the purchase, and legal action may be taken against you for failure to complete the purchase within 30 days of of the sale.
Payment on the day of sale may be by cash, money order, certified funds, or by personal check with a letter of credit from the issuing financial institution.
