TERMS OF CHANCERY COURT TAX SALE

Pursuant to an Order of Sale entered May 9, 2018, in the 2015 Washington County and City of Johnson City, Tennessee and Town of Jonesborough delinquent tax suit, certain tracts of real property will be offered for sale to satisfy the delinquent tax liens for both Washington County and the City of Johnson City and Town of Jonesborough. You will be required to pay all amounts due through 2016, which include base tax, interest, penalty, attorney fees, court costs, and expenses associated with the sale. Taxes for the 2017 tax year will still be outstanding.

These tracts are subject to a one-year statutory right of redemption. If a tract is redeemed, the high bidder will be entitled to have his entire bid plus 12% per annum interest returned.

  1. At registration, all bidders shall be required to provide a letter of credit or proof of certified funds in order to be allowed to bid at the tax sale. If a bidder is paying by cash, the amount must be verified and the bidder will not be allowed to bid above the verified amount.
  2. Your certified check, money order, personal check or cash will be accepted for the full amount of your bid on the day of sale.
  3. All sales are subject to the confirmation of the Chancery Court.
  4. Your cash and/or check will be deposited the day of sale.
  5. If you are the successful bidder on a tract of real property and are unable to make good your bid, you will be responsible for the cost of a new sale and the difference in price that may be received.
  6. Successful bidders will be conveyed their property by a Clerk and Master’s Tax Deed upon confirmation of the Tax Sale. The Delinquent Tax Attorney, Clerk and Master, Washington County, City of Johnson City, and Town of Jonesborough are giving no warranties as to the title, the boundary lines, acreage, or dimensions of the subject property, or to the condition of any improvements located on the subject property.  Property descriptions are taken directly from the prior deeds on record in the Register of Deeds office. Successful bidders should be aware that any re-conveyance of the property may be uninsurable for title insurance purposes for a minimum of ten years.

This property was conveyed by E.M. Miller, Clerk and Master to Howes Harvey by deed dated April 25, 1933, recorded in the Register’s Office for Washington County, Tennessee, in Deed Book No. 192, Page 275, to which reference is here made, and in pursuance of a decree of the Court in a suit of S.T. Harvey, Grdn. Vs. DeBeaumont, et al. in the Chancery Court at Johnson City, Tennessee, reference to which is here made.

 

AND BEING the same property conveyed to Georgia Harvey Saults by deed from Bobbie Harvey Bass, Cowain T. Harvey, Henry Howes Harvey and Albert Harvey, dated January 20, 1984, of record on Roll 410, Image 663, in the Register’s Office for Washington County, Tennessee. Thereafter, Georgia Harvey Saults died November 11, 2007, leaving her entire estate to her Husband, Roy A. Saults. Roy A. Saults died May 16, 2009,

by his Last Will and Testament dated June 12, 2007 and recorded in Book __ , Page __ , leaving said property to Shelby Greene, William Saults, Robert Saults and Raymond Saults. Thereafter, Raymond Saults died intestate, henceforth his interest in said property passing to his children Eric Saults, Kathy Bacon, Katrina Saults, Jamie Saults, Katina Baird, Misty Saults, Jeffrey Saults, Timothy Grindstaff and Chance Shephard.
