In obedience to Judgments/Orders of the Chancery Court at Jonesborough, Tennessee, in the above-styled cause, I will on Saturday the 26th day of June, 2021, beginning at 10:00 a.m., ON THE PREMISIS, SELL that property described as 115 Pecanwood Drive, Jonesborough, Tennessee on a credit of not less than six (6) month, nor more than 2 years, and upon confirmation by the court, without the right of redemption or equity of redemption, with all faults, not subject to raised bids and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property interest described herein, filed in the above referenced cause, and located in the 5th Civil District of Washington County, Tennessee.
Pursuant to the orders of the Chancery Court for Washington County, at least and specifically the ORDER, filed July 16, 2020, and entered in Minute Book 358, Page 151. Sarah Lawson is ordered to sell, as Clerk and Master, the real property, described as follows:
BEGINNING at a point in the easterly right of way of Pecanwood Drive, said point being the northwesterly corner of Lot 21, Block A, Pecanwood Subdivision, Section 1; thence with the line of Lot 21 of said subdivision, South 79 degrees 14 minutes East 193.95 feet to a point; thence North 9 degrees 15 minutes East 99 feet to a point, corner to Lot 23 of said subdivision; thence with the line of Lot 23, North 76 degrees 53 minutes West 197.19 feet to an iron pin in the Easterly right of way or Pecanwood Drive; thence with said Drive, the following two calls and distances, to wit: radius = 426.72, arc = 3 feet, and South 7 degrees 43 minutes West 104.22 feet to the point of BEGINNING, and being all of Lot 22, Block A, Pecanwood Subdivision, Section 1, as shown by map or plat of said subdivision of record in Plat Book 9, page 53, in the Register’s Office for Washington County at Jonesborough, Tennessee, to which reference is here made for a more complete description of said lot.
BEING the same property conveyed from Garfield Wayne Hill to Marguerite Bridewell Hill by Deed dated the 25th day of February, 2008, recorded on Roll 593, Image 625, in the Register’s Office for Washington County, Tennessee, to which reference is here made.
TERMS OF SALE
Sale of real property will be made 10% down day of sale with the remainder paid on or before thirty (30) days from the date of sale confirmation. The property will be available to view 1 hour prior to the sale, and for one hour on June 24, 2021 from 5:00 p.m. until 6:00 p.m.
Any judgment liens against the property shall be paid from the proceeds of the sale and may affect the reserve price on the day of sale.
PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY, AS WELL AS SOLD SUBJECT TO ANY LEASEHOLD INTEREST(S) AND/OR ANY OTHER AGREEMENT(S). A letter of credit is required to pay by personal check. Said property will also be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist.
